Vastu in Delhi NCR Builder Projects: What to Check Before You Book
"Vastu compliant" in a brochure usually means the gate faces east. Here is what to verify yourself, and why your phone compass will lie to you in a Noida tower.
"Vastu compliant" in a Delhi NCR brochure usually means one thing: the entrance gate of the complex faces a favourable direction. That is a statement about the site, not about the flat you are being shown on the eleventh floor.
Everything that actually decides a unit — where the hob lands, where the master bedroom falls, whether a toilet sits in the North-East — is in the unit plan, and nobody is going to check it for you.

Why your compass lies in a Noida tower
This is the one genuinely local problem, and it is worth understanding rather than working around blindly.
A phone compass is a magnetometer. Inside a reinforced concrete building it is surrounded by steel — rebar in the slab and columns, the door frame, conduit, the consumer unit, lift machinery. All of it distorts the local magnetic field. The reading you get is a real measurement of a field that has been bent, which is why it changes as you move across a room and why two people get different answers standing a metre apart.
You will see specific deviation figures quoted for this. We are not going to quote one, because it depends entirely on the building and nobody has measured yours.
What to do instead:
- Take north from the sanctioned site plan. It is a surveyed drawing and the north on it is true north. Ask for the approved version, not the brochure's illustration.
- Transfer that angle onto your copy of the unit plan, and take your quarters from the drawing.
- Sanity-check outdoors. A bearing taken on the balcony, away from the reinforcement, should broadly agree. If the drawing and the open-air reading are wildly apart, something is wrong with one of them and it is worth resolving before you rely on either.
Compass apps will also offer you magnetic north by default. Vastu bearings are taken against true north.
What to actually verify
The order matters, because it is the order of how hard things are to change.
The entrance. Take the bearing from the centre of the unit, out through the front door. Then place it in a pada — thirty-two arcs of 11.25°, eight to a side. The quarter alone is not enough: S4 Grihakshata runs 168.75° to 180° and is the south pada to aim for, while S5 Yama begins at 180°. Two doors twelve degrees apart, rated opposite ways. The main door guide has the direction ranking; the corridor post has all thirty-two arcs.
The kitchen. South-East is the fire quarter. Elsewhere is workable with a stone slab under the hob — green Baroda marble in a water quarter, yellow Jaisalmer in the South-West. Check on the visit that a slab will physically fit.
The master bedroom. South-West, or the most southerly room available. What you are really checking is whether the bed can go with the head to the South or East against a solid wall.
Then the toilets and the centre. A toilet in the North-East or in the Brahmasthan is the one thing you cannot change later, because the stack is fixed. It has real remedies, but if you are choosing between units, it is the tiebreaker.
The two conditions this market produces
Stilt parking. Extremely common under NCR builder floors and low-rise blocks. The traditional argument is that an open void under the slab weakens the ground contact the tradition values; we would rather say plainly that this is the traditional rationale rather than something measurable. The remedies it leads to are worth doing on their own merits: heavier flooring, a dense rug in the living area, large planted pots, and the heaviest furniture in the South-West.
Cut corners. Balconies, light wells and service ducts clip the rectangle, leaving one quarter under-represented. Note which quarter, keep what remains of it clear and lit, and put the weight in the quarters you do have. Not a reason to walk away.
A third, less discussed: which walls back onto the core. In a tower some units share a wall with a lift shaft or a services riser. That is a noise and vibration question with an ordinary answer — line the wall with a wardrobe or solid shelving — but it is worth knowing which wall before you plan the bedroom around it.
What a compliance claim is worth
It is not nothing. A developer who has oriented the block and the entrance thoughtfully has made the units easier to work with. But the claim is about the project, and you are buying a unit.
The questions to put to the sales office, in writing where you can:
- Which way does the block face on the approved drawing?
- Where is the underground tank, and where is the overhead one?
- Is there stilt parking under this unit?
- Which walls of this unit back onto a shaft or riser?
Doing it yourself, and when not to
With the unit plan, the site plan and an hour, most buyers can do this. Take the printable checklist to the viewing — it has the favourable entrance arcs printed on it so you are not trying to remember degrees in a sales office.
