Vastu for Renovations vs New Builds: What to Decide, and When
On a new build almost everything is still a choice. In a renovation the order you do things in is what saves money — here is the sequence.
The difference between the two is not which Vastu rules apply — they are the same rules. It is how many of them are still decisions.
On a new build, the orientation, the kitchen and bathroom positions, the tanks and the centre of the plan are all still open. They cost nothing to get right on a drawing and a great deal to change once concrete is poured. In a renovation they are fixed, and the work becomes a question of sequence.

Note how much of the bottom half stays open. In an apartment renovation the last three rows are effectively the whole scope, and they are enough to change how a home works.
The order, for a renovation
This is the part worth taking away. Doing these in the wrong order is how people end up re-tiling.
1. Measure, before you buy anything. Find the geometric centre of the flat, establish true north — not magnetic — and mark where the eight quarters fall on a copy of the plan. 2. Settle the entrance. The threshold, the metal strip for that zone, the lighting over the door, the door finish. This is the cheapest thing on the list, the most visible, and it gets forgotten until the end when the budget is gone. Metals go by zone: aluminium for the North and North-East, stainless steel for the East, copper for the South and South-East, brass for the South-West, iron for the West and North-West. 3. Wet areas next. Anything touching plumbing is decided before tiling begins, because afterwards it stops being a decision and becomes demolition. If a toilet is in the North-East or the centre, this is when you settle the ventilation, the lighting and the finishes that make it liveable — the North-East and Brahmasthan case covers what actually helps.
4. Then the fixed surfaces. Countertops, splashbacks, the stone under the hob. You choose these once and live with them for a decade. The kitchen guide covers which stone goes where and, importantly, what not to put in a South-East kitchen.
5. Then paint and soft finishes. Colour by quarter. This is the cheapest layer to change later, which is exactly why it goes late rather than first — people habitually start here because it is the fun part, and then find the decisions above have been made for them.
6. Furniture last. Weight to the South and West, the North-East kept light and clear, the centre walkable. The renter's guide is built around this layer, because it is the only one a tenant controls.
What a new build lets you decide
If you are at drawing stage, these are the decisions worth making deliberately, in roughly this order:
- Orientation and the entrance pada. Not just which way the building faces but where on that wall the door sits. Eight arcs per side, rated very differently — the comparison post explains why this matters more than the facing.
- Kitchen in the South-East, which is the fire quarter and the one place it needs no correction at all.
- Master bedroom in the South-West.
- Bathrooms in the West or North-West, and out of the North-East and the centre.
- The centre left open — no column, no stair, no toilet. This is the one that is nearly impossible to retrofit and trivial to plan. The Brahmasthan post has the arithmetic.
- Tanks: underground toward the North-East, overhead toward the South-West.
- Ground falling toward the North or East, where the site allows it.
None of these cost money at drawing stage. All of them cost money later.
The mistakes
Demolishing walls to relocate a kitchen or bathroom. Structurally risky in a framed building, expensive, and it introduces a leak risk that will outlive the benefit. A slab under the hob does the elemental work without any of that.
Starting with paint. It is the last layer, not the first.
Mirrors used to enlarge a room, placed anywhere convenient. The room-by-room guide has where they belong — North or East walls, and not facing the bed.
Treating age as a reason not to check. Our own practice dates from 2000, and the thing we have changed our mind about most often is a detail we had taken on trust from a source that turned out to be repeating someone else.
When to bring someone in
Cosmetic-only work — repainting, new loose furniture, soft furnishings — you can handle with the posts above.

- East is the traditional recommendation, with North as the usual second. In a fitted kitchen the counter position decides this more than you do, and it is not worth rebuilding a kitchen over — it is worth knowing about when you are choosing the layout of a new one.
